Planning the clearance

A little planning can shorten the gap between tenants. Consider the following:

  • Inventory: compare the check-out condition with the inventory, noting any items that should not have been removed.

The day of the clearance

We aim to arrive at 9am. A typical three-bedroom house usually takes about three to four hours, though a flat will often be quicker and a full property may take longer. Each van holds about 1.5 tonnes, roughly the same as four 8-yard builder's skips. If there are too many items for one van trip, a second load costs 50% of the fee, which covers the extra recycling centre costs.

Once the clearance is complete, the property is left clear and ready for cleaning, decorating or repairs. You can then move on to the next stage, whether that is a deep clean, minor maintenance or a viewing for prospective tenants.

Responsible disposal matters

Landlords have a duty to make sure waste is handled properly, and it is sensible to use only a registered waste carrier. We are happy to show our waste carrier details on request.
