How our house clearance works, step by step

A clear, simple process from your first message to the final handover of the keys, so you always know what is happening and when.

Clearing a property can feel like a mountain of decisions, particularly when you are short of time or dealing with a loss. We have kept our process deliberately simple. Here is what to expect at each stage.

1. Get in touch and send photos

Start by calling or sending a WhatsApp message to 07898 719 509, or fill in the quote form on this site. Tell us the address, roughly what needs to go and any deadlines. The most useful thing you can send is photos of each room, plus the loft, garage, garden and any outbuildings. Photos let us see access, stairs and the volume of belongings without anyone needing to visit.

2. Receive your free quote

We will review your photos and give you a free, no-obligation quote. Our pricing covers staff wages, fuel and recycling-centre fees, and if there are too many items for one van trip, a second load costs 50% of the fee. 3. Book a date

Once you are happy, we agree a date. We like at least 48 hours' notice, though many people book a week or two ahead. If your timeline is tight, perhaps because of a sudden house sale, tell us and we will try to help. Now is also the time to mention anything we should leave, such as furniture you are keeping, and anything special, like keepsakes or documents you would like set aside.

4. Clearance day

We aim to arrive at 9am. A regular three-bedroom house usually takes about three to four hours, though larger or fuller properties take longer. You are welcome to be there, but you do not have to be. If you cannot attend, we can collect the keys from your solicitor, estate agent or a neighbour. We clear whatever you need, including food from the cupboards, disconnect appliances where they have standard connections, and lift carpets if needed.

5. Sorting, donating and recycling

Nothing is simply thrown into the van. We sort everything as we go. Usable items are donated to charity or reused, metals and other materials are recycled, and the remainder goes to licensed recycling centres and waste facilities. 6. A tidy property and keys returned

When the work is finished, we leave the property empty and tidy, ready for sale, handover or the next stage. If we collected keys, we return them to whoever gave them to us. We will confirm payment options with your quote, so there are no surprises on the day.

Tips for a smooth clearance day

  • Gather anything you want to keep, such as photographs, paperwork, jewellery and small valuables, into one room or a few boxes before we arrive.
  • Let us know about parking restrictions, permits or shared driveways so the van can park as close as possible.
  • Tell us about anything unusual in advance, including heavy items, items in the loft or outbuildings, and anything you are unsure about.
  • If you will not be there, give us a contact number and the name of whoever holds the keys.

A little preparation makes the day quicker and smoother for everyone, but please do not worry if you have not had time. We can sort and set aside paperwork, photos, valuables and keepsakes for you, as long as we know in advance that you want that.

For larger houses, or properties that have been lived in for many years, we may suggest allowing a full day or splitting the work across two visits. We will tell you honestly when we quote, so that your plans are realistic. If you are clearing a property after a loss, you are always welcome to ask for a slower pace.

Questions about how it works

Do I need to be at the property on the day?

No. You are welcome to be there, but many customers are not. If you cannot attend, we can collect keys from your solicitor, estate agent or a neighbour and return them afterwards. Just let us know in advance what should be kept or left in place.

How should I take photos for my quote?

Take a clear photo of each room from the doorway, then the loft, garage, garden and any sheds. Include staircases and the front of the property so we can see parking and access. Send them by WhatsApp to 07898 719 509 with the address and any deadlines.

What time do you arrive?

We aim to arrive at 9am on the day. If anything changes, such as heavy traffic, we will let you know. Tell us about any parking restrictions or access instructions beforehand so the team can start promptly. Our team is happy to talk through your situation and suggest the simplest way forward.

How long does a clearance take?

A regular three-bedroom house usually takes about three to four hours. Smaller properties are quicker. Larger houses, full lofts, heavy items, many stairs or homes needing a lot of sorting can take longer. We will give you an honest estimate with your quote.

Can you set aside items for me to keep?

Yes. We can sort and set aside paperwork, photos, valuables and keepsakes for the family. The best approach is to tell us in advance, and, where you can, mark or gather the important items before we start so nothing is missed.
