Emptying a house is rarely as simple as it sounds. There are cupboards nobody has opened for years, a loft full of boxes, a shed at the bottom of the garden and a sofa that will not fit through the door. Our house clearance service takes all of that off your hands, whether you are selling, downsizing, moving a relative into care, or simply need the space back.
What a house clearance includes
A full house clearance means every room, plus the loft, garage, garden shed and outbuildings if you want them included. A partial clearance is exactly what it sounds like: you tell us which rooms or areas need to go, and we leave the rest untouched. Either way, the price is agreed before we start.
- Furniture, beds, wardrobes and white goods, however heavy or awkward.
- Food and contents of the kitchen cupboards, fridge and freezer. We clear whatever you need, including food.
- Standard appliance disconnections, so cookers, washing machines and similar can be taken out safely.
- Carpets and underlay lifted, if you need the floors bare.
- Boxes, bric-a-brac, clothing, books, garden tools and general household contents.
If there are items you want to keep, tell us before the day. We can also sort and set aside paperwork, photographs, valuables and keepsakes for the family, so nothing sentimental disappears by accident.
How it works on the day
We like at least 48 hours' notice, although most people book a week or two ahead. If your timeline is tight, perhaps because of a sudden house sale or an unforeseen commitment, call us and we will do our best to help. We will always be honest about what is realistic.
On the day we aim to arrive at 9am. A regular three-bedroom house usually takes about three to four hours to clear, with larger or fuller properties taking longer. You do not need to be there. If you cannot attend, we can collect the keys from your solicitor, estate agent or a neighbour and return them once the house is cleared.

Simple pricing, no surprises
Our pricing is straightforward and covers staff wages, fuel and recycling-centre fees. Each of our vans holds about 1.5 tonnes, which is roughly the same as four 8-yard builder's skips, so most homes are dealt with in a single trip. If there are too many items for one load, a second load costs 50% of the fee, which simply covers the extra recycling-centre costs.
Quotes are free and carry no obligation. The quickest way to get one is to send photos of the rooms by WhatsApp, and we will come back to you with a clear figure. You can read more on our house clearance pricing page.
What happens to your belongings
Nothing goes straight into a skip. We sort everything as we go. Furniture and household goods in good condition are donated to charity or reused, metals and other materials are recycled, and whatever is left is taken to licensed recycling centres and waste facilities. Our aim is always to recycle or donate as much as possible.
We support Children North East, Barnardo's, St Oswald's Hospice in Newcastle, Butterwick Hospice in Stockton and Bishop Auckland, the British Heart Foundation and Mind. You can read more about how we recycle and dispose of waste responsibly and the charities we donate to.
Why people choose us
We are part of the 5 Star House Clearance group, with a fleet of vans covering the whole of the North East. Our team is respectful of your property and your circumstances, and we treat every home as though it were a family member's. When you hire any clearance company, it is sensible to check that they are a licensed waste carrier. We are happy to show our waste carrier details on request.
Areas we cover and related services
We work across Northumberland, Tyne and Wear, County Durham, Darlington and Teesside, and more than 400 towns and villages have their own page. Popular requests include house clearance in Newcastle, Gateshead, Durham City, Darlington and Middlesbrough. See the full list on our areas we cover page.
Some situations call for a more specialised approach. If you are dealing with the loss of a loved one, our bereavement house clearance service is designed with that in mind. Executors may prefer our probate house clearance service, and for single rooms or particular items there is furniture removal.
