Working at your pace

Every situation is different. Some people want everything gone in a single day because a landlord, council or family member has set a deadline. Others need to go room by room over several visits. We can plan around you, and we will listen first. Before anything is removed we talk through what you want to keep, what can go, and where you would like us to begin.

Sorting what to keep

Items that matter to you stay with you. We can sort carefully and set aside paperwork, photographs, valuables and keepsakes, and you decide what happens to everything else. Nothing is thrown away behind your back. If you would rather stay and make each decision yourself, we are happy to work that way. If it is easier to step out of the room, we can ask you about the items one by one.

Clearing paths and spaces

Often the first goal is practical: a safe path through the hall, a clear stairway, a working kitchen, access to the bathroom. We can concentrate on those first, then move on when you are ready.

What our service includes

Every home is different, so we begin with a conversation rather than a price list. Tell us what you are comfortable sharing and we will shape the plan around that.

How it works on the day

We like at least 48 hours’ notice, although most people book a week or two ahead. If you are facing an urgent deadline, such as a tenancy inspection or a house sale, tell us and we will try to help. We aim to arrive at 9am. A regular three-bedroom house usually takes about three to four hours, but a home with hoarding can take much longer, and may need more than one visit. We will be honest about that when we quote.

Our pricing is simple and covers staff wages, fuel and recycling-centre fees. Each van holds around 1.5 tonnes, about the same as four 8-yard builder’s skips. Hoarding clearances often need more than one trip, so a second load costs 50% of the fee. If you cannot be there, we can collect keys from your solicitor, estate agent or a neighbour and return them afterwards.

Clearance is not treatment

It is important to say plainly that a clearance on its own does not treat hoarding. Many people find that a clear home is a good start, but lasting support often comes from specialists. Mind offers information and support for mental health at mind.org.uk, and HoardingUK has resources for people affected by hoarding, and their families, at hoardinguk.org. Your GP is also a good first step. We are not a medical service and we do not provide treatment, but we are glad to work alongside the support you have.

What happens to your belongings

We sort everything. Usable items are donated to charity or reused, and we support Mind, Barnardo’s, Children North East, St Oswald’s Hospice, Butterwick Hospice and the British Heart Foundation. Will you judge me or my home?

No. Hoarding is far more common than most people realise, and our team is there to help, not to judge. We listen first, agree a plan with you, and treat you and your belongings with respect throughout the whole job.

Can I choose what stays and what goes?

Yes. We can sort carefully and set aside paperwork, photographs, valuables and keepsakes, and you decide what happens to everything else. You can stay and decide item by item, or tell us your priorities and we will work to them.

Can the clearance be done over several visits?

Yes. Some people prefer to go room by room over several days or weeks, and we can plan around that. Others need a single day because of a deadline. Tell us what is happening and we will suggest an approach that is realistic and comfortable.

Is clearing the home a treatment for hoarding?

No. Clearance can make a home safer and easier to live in, but it is not treatment. Organisations such as Mind and HoardingUK offer information and support, and your GP can help too. We are happy to work alongside any support you already have.
