Most lofts collect things slowly. A suitcase here, a box of school reports there, a Christmas tree that has not seen daylight in a decade. Before long the space is full, the hatch is hard to reach and nobody wants to be the one to go up. Our loft clearance service in North East England takes that job off your hands, whether the attic is a neat boarded room or a dark crawl space of joists and insulation.

Boarded, part-boarded and unboarded lofts

Boarded lofts

A fully boarded loft is the simplest. We can walk the floor, bring items to the hatch and pass them down in a steady chain. Heavy pieces are broken down where that is safe, so nothing is forced or dropped.

Unboarded lofts

Where there are only joists, we are careful about where weight goes. Ceilings below are not designed to take a person’s footing, so we use the joists, move slowly and bring items to the hatch by hand. It can take a little longer, and we would rather it did than risk a foot through your landing ceiling.

Because every attic is different, the best way to get an accurate quote is to send photos. Please do not climb up yourself if you are not confident, and never step between joists.

Sorting through the memories

A loft is often where a family keeps what it cannot quite part with: baby clothes, school projects, wedding albums, a parent’s old letters. We never treat these as rubbish. If you would like to be there, we can pass boxes down and you can look through them at your own pace. If you cannot be, we will set aside photographs, documents, jewellery, medals and anything that looks personal or valuable, so you can go through them later.

How it works on the day

We like at least 48 hours’ notice, although most people book a week or two ahead. If you have an urgent timeline, such as a sudden house sale, tell us and we will do our best to help. We aim to arrive at 9am. A typical loft takes a few hours, depending on how full it is and how easy the hatch is to use.

If you cannot be at home, we can collect keys from your solicitor, estate agent or a neighbour and return them once the work is done. Our pricing is simple and covers staff wages, fuel and recycling-centre fees. Each of our vans holds around 1.5 tonnes, roughly the same as four 8-yard builder’s skips, which is plenty for most lofts. If there is more than one van trip’s worth, a second load costs 50% of the fee, which covers the extra recycling-centre costs.

What happens to what comes out of your loft

We sort everything. Usable furniture, toys, books and clothing are donated to charity or reused, and we support Children North East, Barnardo’s, St Oswald’s Hospice, Butterwick Hospice, the British Heart Foundation and Mind. Metals and other materials are recycled, and what remains goes to licensed recycling centres and waste facilities. You can read more on our recycling and responsible disposal page.

Loft Clearance – your questions

Can you clear a loft that is not boarded?

Yes. We work along the joists, move carefully and bring items to the hatch by hand so your ceilings are protected. It can take a little longer than a boarded loft. Photos help us judge the access and give you an accurate quote, so please send a few by WhatsApp before the day.

Do I need to go up into the loft myself first?

No, and please do not climb up if you are not confident, especially if it is unboarded. A few photos taken from the top of the ladder are plenty. Tell us anything you know is up there, such as old paint or chemicals, so we can plan properly.

Can you keep old photos and papers for me?

Yes. We can sort as we go and set aside photographs, documents, jewellery and anything that looks personal or valuable. If you would rather be there, we can pass boxes down so you can look through them at your own pace.

How long does a loft clearance take?
