Commercial clearance that respects your business

When a business moves, closes, refits or simply outgrows its storage, someone has to deal with the furniture, equipment and stock left behind. It is rarely a priority, and it always seems to arrive at an awkward moment. Our commercial clearance service across North East England takes it off your list. We clear premises of all kinds, work to your timetable and aim to keep disruption to a minimum.

The premises we clear

Offices

Desks, chairs, filing cabinets, partitions, shelving, old monitors and cupboards of forgotten stationery. We can clear a whole floor or just the unused corner. Where documents or computer equipment are involved, please tell us in advance so we can discuss how you want them handled.

Shops and retail units

Shelving, display units, counters, mannequins, fittings and leftover stock. We often clear shops at the end of a lease or before a new tenant takes over.

Pubs, cafes and restaurants

Tables, chairs, bar fittings, kitchen clutter and cellar leftovers. We can clear out food from cupboards and storage.

Storage units and warehouses

Whether you are giving up a unit or finally sorting one that has been shut for years, we can empty it and sweep it out.

Care homes

Following a closure, refurbishment or resident move, we can clear rooms with sensitivity and care, with furniture, bedding and equipment sorted for reuse or recycling where possible.

Flexible timing, minimal disruption

Disruption costs businesses money, so we keep our footprint small. We protect access routes, keep noise sensible, load efficiently, and keep staff and customers informed of what is happening on the day, with one point of contact throughout.

A business cannot always stop for a clearance. We can usually work around your opening hours, whether that means an early start before staff arrive or a quieter part of the week. Tell us what suits you and we will do our best to fit in. We prefer at least 48 hours’ notice, although most clients book a week or two ahead. For a time-sensitive handover, such as the end of a lease, let us know the deadline and we will try to help.

On the day, we aim to arrive at 9am unless we have agreed another time. Where you cannot be on site, we can collect keys from your solicitor, estate agent or a neighbour and return them when the work is done. Standard-connection appliances can be disconnected, and carpets lifted where they need to go.

Clear pricing, no surprises

Our pricing is simple and covers staff wages, fuel and recycling-centre fees. Each van holds around 1.5 tonnes, which is about the same as four 8-yard builder’s skips, and we have a fleet of vans covering the whole North East. If there are too many items for one van trip, a second load costs 50% of the fee, covering the extra recycling-centre costs. For larger premises, we can advise on how many trips are likely once we have seen photos or visited. Quotes are free and without obligation, and you can send photos by WhatsApp. See our pricing page for how we work things out.

Responsible disposal for your records

Clearing a business is not just about shifting furniture; it is about leaving the premises in a state that lets you hand back keys, start a refit or put the space on the market. We take the same care with a quiet office as we do with a family home, and we will always ask before moving anything that looks as if it might still be needed.

Businesses have a duty of care for the waste they produce, so it matters who takes it away. You should always check that a company is a licensed waste carrier, and we are happy to show our waste carrier details on request. We sort everything: usable furniture and equipment can be donated or reused, metal and other materials are recycled, and the rest goes to licensed recycling centres and waste facilities. Our recycling and responsible disposal page has more. You may also like to read the guidance on GOV.UK about business waste.

FAQs

Commercial Clearance – your questions

Can you work outside normal business hours?

We can usually work around your opening hours, including early starts before staff arrive or quieter parts of the week. Tell us what suits you when you call. We prefer at least 48 hours' notice, and if you have a tight lease deadline we will try our best to help.

What types of premises do you clear?

Offices, shops and retail units, pubs, cafes, restaurants, storage units, warehouses and care homes, among others. If your premises are not on that list, describe them or send photos and we will tell you honestly whether we can help. We also clear storage units and warehouses of any size.

Can you handle confidential papers or computers?

Please tell us in advance if the premises hold documents or IT equipment so we can discuss how you want them handled. We can sort and set aside paperwork and valuables for you. For sensitive data, you remain responsible for deciding what must be securely destroyed.

Are you a licensed waste carrier?

Businesses have a duty of care for their waste, so you should always check this for any company you hire. We are happy to show our waste carrier details on request, and we take everything to licensed recycling centres and waste facilities.

How is a large commercial job priced?

Our pricing is simple and covers staff wages, fuel and recycling-centre fees. Each van holds about 1.5 tonnes, roughly four 8-yard skips. If one trip is not enough, a second load costs 50% of the fee. Send photos by WhatsApp for a free, no-obligation quote.
