We do not carry out cleaning or repairs ourselves, so we keep our focus on clearing quickly and thoroughly.
A note on goods left behind
Landlords often ask what they are allowed to do with things a tenant has abandoned. The honest answer is that it depends on the circumstances, and this page can only offer general guidance. Rules about abandoned goods, notices and tenancy deposits are set out in law, and getting it wrong can cause problems later. Please check the guidance on GOV.UK or speak to a solicitor, letting agent or an advice service such as Citizens Advice before you ask us to dispose of anything. Once you are certain you can proceed, we will take care of the physical work.
How it works
We prefer at least 48 hours’ notice, though most clients book a week or two ahead. Landlords with a new tenant due often have a tight turnaround, so tell us the deadline and we will do our best to help, though we cannot promise same-day. We aim to arrive at 9am, and a regular three-bedroom house usually takes about three to four hours.
If you cannot be there, we can collect keys from your solicitor, estate agent or a neighbour and return them once the property is clear. Our pricing is simple and covers staff wages, fuel and recycling-centre fees. Each van holds around 1.5 tonnes, about the same as four 8-yard builder’s skips. Responsible disposal
Clearing a rental property can leave a surprising amount behind, from broken furniture to cupboards of old food. None of it is a problem for us, and we will not make anyone feel awkward about the state a property is in. We sort everything we remove. Usable furniture and household goods can be donated to charities such as the British Heart Foundation or Barnardo’s, metals are recycled, and the rest goes to licensed recycling centres and waste facilities.
